Assumed betasFile
You can use the assumed betas for non-equity assets from “Do a Firm’s Equity Returns Reflect the Risk of its Pension Plan?” Bodie, Jin and Merton. 2006. (Journal of Financial Economics).
You must look up the individual betas for any equities you choose to put in your portfolio and not assume that their beta is 1.
Real estate betasURL
This paper estimates the beta for various categories of real estate. It is based upon US data from the NCREIF and NPI indices. Exhibits 3 and 4 in the paper are likely to be most useful for the assignment.
You need to submit your assignment as a pdf file via Bart.
The word limit is 2,000 excluding the bibliography and the table required in part (b). Penalties may apply if the assignment is more than 10% over the word limit.
You should refer to the lecture slides and recordings, tutorial material and the course text.
